Conclude the Maintenance Contract

Valmor d.o.o. provides the option to conclude a maintenance contract for the performance of regular servicing and maintenance activities are performed preventively and any possible defects are eliminated immediately in order to prevent any eventual failures or to reduce the risk to the lowest possible level.

Recommended servicing activities according to the maintenance contract:

Servicing and Maintenance

 

1. Annual Maintenance

Spring start-up of the chiller - before starting up the chiller, the provider is obliged to perform a seasonal maintenance check as prescribed by the manufacturer, namely:

  • visually check the chiller
  • check the leakproofness and flow rate of the condenser circuit,
  • check the leakproofness and flow rate in the cooling circuit
  • check the level of oil in the compressor
  • check the functioning and leakproofness of all chiller valves
  • check the state of the electronic components, switches and contacts
  • check the processor parameters and settings
  • check whether all the conditions for turning on the chiller are met
  • visually check the condenser
  • visually check the housing
  • check the functioning of the condenser fans
  • check the flow rates and pressure drops
  • check the functioning of chiller sensors and guards
  • wash the condenser comb, if required (annually)

After turning on the chiller, the provider checks all the chiller’s dynamic parameters:

  • the level of the refrigerant
  • check the functioning of the expansion valve
  • check the refrigerant pressure
  • check the functioning of the solenoid valves
  • check the flowmeters, temperature and pressure gauges
  • measure the overheating and cooling
  • check the functioning of the pressure switches
  • check all parameters and compare them with the prescribed values
  • check the electrical parameters during the operation of chillers under load

A start-up report is prepared after the chillers are started up.

Autumn shut down of the chiller - after the end of the cooling season, a seasonal maintenance check is performed as prescribed by the manufacturer and the chiller is prepared for a shut down.

The following tasks have to be performed:

  • visually check the chiller
  • check the leakproofness and flow rate of the condenser circuit
  • check the leakproofness and flow rate in the cooling circuit
  • check the level of oil in the compressor
  • analyse the compressor oil (every two years)
  • check the functioning and leakproofness of all chiller valves
  • check the processor parameters and settings
  • eventual reset of operating parameters
  • check the concentration of antifreeze - a mixture of ethylene glycol and water in the circuit
  • replace or add the mixture if required or empty the evaporator and protect with the antifreeze fluid
  • check the condenser
  • check the operation of the anti-freeze protection (electrical heaters)

After the seasonal maintenance check, a report on the performed check is prepared in accordance with the manufacturer’s instructions.

2. Regular preventive maintenance

Includes all the tasks performed by the provider in order to keep the building and system in good condition.
With the preventive maintenance programme, we also provide the timely and continuous fulfilment of the legal obligations all users of HVAC systems are bound to. This includes regular tests for refrigerant leakage (according to the rules on the management of ozone, a harmful substance (the Official Gazette of the Republic of Slovenia, nos. 42/2003, 41/2004-ZVO-1 and EC Regulation no. 842/2006) with the issue of an official report), record keeping, annual reporting to the Slovenian Environment Agency, assistance in carrying out periodical reviews and tests of pressure vessels and safety valves, keeping servicing books, the preparation of servicing reports and computer control of the event history for each device.

  • visually checking the chiller
  • modifying the operating parameters if required or demanded by the client (the requests are submitted in writing)
  • measuring the operation of individual assemblies of the chiller
  • setting the operation of individual assemblies of the chiller for the required tolerance zone
  • check the staining of the oil filter
  • check the flow of both circuits
  • check the refrigerant pressure
  • check all the operation parameters of the chillers
  • check and evaluate all recorded incidents and alarms
  • visually check the condenser
  • check flow rates and pressure dropse
  • check the functioning of the chiller sensors and guards
  • wash the condenser comb, if required (annually)

3. Written report

A written report of the entire servicing procedure is produced for every visit and servicing of a device. The report encompasses all findings, remarks and notes regarding the device’s operation.

4. Emergency repairs

The provider carries out an emergency intervention repair based on the client’s defect report every time and individually for every report. To report errors, the client’s contact reports the error to the provider in writing or over the phone, but only in emergencies. All intervention repairs are charged according to the applicable intervention pricelist of Valmor d.o.o.

5. Oil analysis

Oil analysis is used to determine if the oil needs to be changed. This is carried out in order to avoid system defects and other cases where the system has to be shut down. The client receives a report with detailed analysis parameters. This option includes only one oil analysis per year.

6. Main servicing repairs

Includes above standard servicing repairs such as problem diagnosis, problem solution, and the replacement and repair of more complex defects.

7. Annual training of the client’s staff

Includes 1 day of training for the client’s staff. During the training, the staff obtain a basic knowledge of the equipment and can thus contribute to and ensure even better operation and maintenance of the devices.
